“Conresta”, one of the largest construction companies in Lithuania, and PLLC “Mikrovisatos valda” signed a contract of almost 7 million euros regarding the building of a business center. According to the plan, a uniquely shaped 8 storey administrative building should rise in Savanoriu av. sometime in the beginning of next year.
The designer behind this original projection is architect Gediminas Natkevičius. The building will be held up by 5.5m high columns, giving out the impression of floating in the air. The decision of leaving out the first and second floors was made according to the practices of many offices for rent – offers with a better view usually are more popular. Every floor is planned to have a separate office for the executives, a meeting room, a kitchen, lounge areas, and two balconies – most of the floor area will be kept as an open office, and left for the renting company to organize. One of its’ many special features – a 3m high ceiling.

The mentioned company with a modern attitude and innovative decisions begin the constructions this month. The business center is scheduled to be finished in 12 months. A 29m high building of 5000 sq. m will be built using sectioned and monolithic reinforced concrete, a frame wall with aluminum compositional plate for a ventilated facade finish. The windows will be made using aluminum glass constructions with clear and hardened double-glazed units. The stairwell will be equipped with a solar control system.
It will have built in modern engineering systems that allow having an optimal control over the building’s microclimate – it is beneficial in providing comfort to the workers and also saving on communal expenditure.
Underneath the building, there will be a parking, an entrance and administrative premises. Both – the over-ground and an open two-storey – parking places will fit 165 cars and 18 bikes in total.
The project of the building was created using a digital technology called BIM – short for Building Information Modeling. Its’ essential benefit is that it provides a possibility to create a compact model of the building, due to which all of the information and drafts related to the construction can be understood in the same way by all of the personnel in the project. This kind of data distribution allows avoiding miscommunication, errors and any changes after the start of the construction – that equals to a lesser chance of delays. The BIM technology optimizes the building projection as well as the control over construction processes: better productivity, quality, smaller fees for construction and materials.
